Brighton Road, Purley Food Store

Pulsar is delighted that our client Grove Property has obtained planning permission for a mixed use scheme consisting of a food retail store and creative studio spaces on Brighton Road, Purley.  The scheme is located on the old Milk & More dairy site and is within the administrative boundary of the London Borough of Croydon (LBC).

The retail store is anticipated to be occupied by a Marks & Spencer’s Food unit, whilst the creative hub incorporates 20 individual units intended to support local businesses. 

Pulsar was involved from the conceptual stage and initially provided advice on site access feasibility, car parking matters and the delivery/servicing strategy.  As the scheme evolved, Pulsar provided more detailed input on the car/cycle parking layout and the on-street loading bay arrangements, as well as preparing a Transport Scoping Note for inclusion within the pre-application submission.

The site is within walking distance of Purley station and town centre, and is also supported by several bus services that stop within 50 metres of the site.  The site is also within walking distance for a large residential catchment and there are cycle lanes running along Brighton Road outside the frontage of the site.

Numerous discussions took place with LBC and Transport for London (TfL) to ensure that they were satisfied that the transport and highway impacts were adequately assessed and mitigated. 

To support the planning application, Pulsar prepared a Healthy Streets Transport Assessment, a Framework Travel Plan, a Delivery & Servicing Plan, a Car Park Management Plan and an Outline Construction Plan.
