We are really pleased to have assisted our client HBD secure planning consent for approximately 450,000sqft of high quality employment floorspace (Classes E(g), B2 and B8) at Butterfield Business Park, Luton. The flexibility within the masterplan allows for a range of occupiers from SME's to large scale operators, to create employment opportunities in the area.

The site is located on the north eastern edge of Luton adjacent to the A505, and falls within the administrative boundary of Luton Borough Council (LBC).

As well as accommodating additional industrial and logistics accommodation at the Business Park, there are future aims to incorporate a Park & Ride facility within the site, which is currently being explored by LBC.

Pulsar engaged with LBC Highways at the pre-application stage and also worked with the project team to develop the overall masterplan as well as the design of the internal access road. To support the planning submission, Pulsar prepared a Transport Assessment and Framework Travel Plan.
